This product, often classified as a current owner or ownership and encumbrance search, is most commonly requested by clients who do not need an insured title product.
It is characterized by a search of the public records to reveal the following:
- The current legal owner of the subject property (includes a copy of the vesting deed)
- Any encumbrances, including open mortgages, liens, judgments
- Legal description of the subject property
- Real estate tax information
